If I had a mortgage on a waterfront property and was looking to sell, it would not even occur to me to use a RI realtor. Rather, I'd market the property in southwestern CT, NY, and NJ. The RI real estate market remains significantly depressed. An out of state buyer could purchase waterfront property in Warwick for cash, for about a third of what a similar Cape Cop property would cost, with a much shorter commute from home. No mortgage = no flood insurance requirement.
