Condo plan for City Centre gets first passage

The City Council unanimously granted first passage Monday to a zone change to about seven acres from a general industrial to residential planned unit zone for a 75-unit condominium development on Kilvert Street. Proposed by the Great Point Group, the development was hailed by council members as introducing residential development to City Centre with its confluence of rail, air and highway transportation as the future center of Warwick. The development is envisioned as spawning retail and office uses while bringing people into the city. The only concerns raised about the development came from Leslie Derrig of the Warwick Land Trust that has launched an effort to identify and save old growth trees in the city and Warwick resident Barbara Walsh. They questioned if there are any old growth trees on the property and might they be saved. K. Joseph Shekarchi, who represented developer Robert Lamoureux, pointed out that under the current zoning, the property could be developed as a parking garage with the leveling of all trees whereas what Great Point is proposing would include landscaping and trees. “I love trees, we all love trees, but we want development in our city,” Shekarchi said. Derrig said, “I like what you’re doing,” adding if old growth trees could be saved that, too, would be good. The development that now requires secondary passage as well as preliminary and final approval from the Planning Board consists of 19 freestanding single-unit condos on Graystone Street and 56 townhouse-style units. The townhouse units would be rentals and the single units would be sold, Lamoureux said.
