You're right. A residential home makes no sense, but if it were me I would sell to Gravino (at a premium price) and take the money elsewhere where I could make a much greater return on investment. Sorry I missed you for lunch. I had the lobster roll at Iggy's. Awesome! Rain check?

You are absolutely right. This issue is all about the competition between Iggy's and the soon-to-be Mrs. Gus's. That issue ALONE! with NO POLITICS involved. Years ago, I did a business analysis for Marly's and another one for The Beach Pail both within a few feet of Iggy's. They both served chowder and clam cakes. They both competed with Iggy's. I advised both restaurants to change to a "burgers&beer" menu. Neither of them did. Neither of them competed well with Iggy's. They both went out of business.

That fact remains "you don't try to sell hot dogs right next to Haven Brothers" However, Mr. Rengigas has every right to do it if he wants. Mr. Rengigas, if you're reading this I will be happy to share my findings on both Marly's and The Beach Pail at no cost to you.
